External Wall Insulation Grants in Ireland: Energy Efficiency and Comfort with KABE
Enhancing your home’s energy efficiency starts with the walls. Up to 35% of total heat loss escapes through external walls, making insulation one of the most effective upgrades. With the SEAI Individual Energy Upgrade Grant (formerly Better Energy Homes Scheme), Irish homeowners and private landlords can access substantial financial support to install external wall insulation (EWI), often called “the wrap.” This upgrade reduces heat loss, lowers heating bills, and improves indoor comfort by surrounding your home in a thermally efficient exterior layer.
Who Can Apply?
Eligible applicants: Homeowners and private landlords, if the property was built and occupied before 2011.
Restrictions: Properties built before 1940, typically traditional solid masonry homes, are excluded. Instead, owners should consider the SEAI Traditional Homes Pilot Scheme.
Grant Values for External Wall Insulation
- Apartment: €3,000
- Mid-terrace house: €3,500
- Semi-detached or end-terrace house: €6,000
- Detached house: €8,000
Important Conditions
One grant per measure: Each property can only receive an external wall insulation grant once.
Building regulations: If upgrading more than 25% of your home’s surface, you must either achieve a B2 BER rating or meet Part L compliance for heating and attic insulation.
Planning permission: Rarely required, but check with your Local Authority. Current legislation is moving toward an exemption for external wall insulation.
How to Apply for SEAI Grants
- Check eligibility: Confirm build date, BER rating, and that your property has not received a wall insulation grant before.
- Choose a contractor: Only work by SEAI-registered contractors qualifies. KABE can connect you with certified installers.
- Apply online: Use the SEAI portal with your MPRN, contractor details, and selected energy measures.
- Complete the work: You have eight months from approval to finish the installation.
- Submit documentation: File your Request for Payment and Declaration of Works. Payments are usually processed in 4–6 weeks once approved.
